North West and South West of Sydney are likely to have a perception of farms as uninteresting and removed from the fast-paced, cosmopolitan work, life, play environment of suburbs closer to Sydney CBD. As a specialist in residential projects I know that farms hold so much developmental potential and should never be overlooked. Spring Farms, although just a Farm in name, is a new developmental area just 60km south west of Sydney in the Camden Council, which is a fast growing region in the state of New South Wales.

There are a projected 230,000 new residents in Camden, with the Spring Farm population to double, in the next twenty years. The breakdown of residents consists of largely couples with families at 47% and a further 34% comprising of couples with no children. The residents are educated professionals, technicians, IT specialist as well as trade and clerical roles and administrative occupations. Their median weekly personal income is at a 60% premium to the rest of New South Wales, indicating a stress-free and comfortable lifestyle.

Transport is highly accessible through the Camden Bypass links which connect to the Hume Highway. The Camden Valley Way upgrade was completed in 2015 and drastically improved infrastructures including more road lanes, improved access to the M5 and M7, and more upgrades are up and coming. The area boasts accessibility to the major Liverpool Hospital which provides services and employment, and there are an expected 57,000 new jobs for Western Sydney in the next thirty years. The Australian Government is investing up to $5.3 billion in equity which will further job opportunities, business and traffic in the area.

TAFE South Western Sydney is the largest provider of vocational education in the area, and the Western Sydney University Campbelltown Campus is just 10km away from Spring Farm. Retail amenity is booming with Macarthur Square Shopping Centre, the largest provider in the South West, being only 13km away.

Aside from the quality standard of living, the median house price has gone up by 10.2% per annum in the past five years. The median weekly rent of a four-bedroom home has risen by $35 a week, and boasts a low vacancy rate of only 2.7% which indicates high demand and low supply.

Spring farm is a promising area of development, both in terms of standard of living but also as a long-term investment, and the low supply means that it is now the perfect opportunity to enter the market, and invest.
